An EPC rates the property from A to G and stays valid for ten years. It records how the building performs as a building: fabric, heating, hot water, lighting and controls.
Under the Minimum Energy Efficiency Standard, a rented home in England and Wales must reach at least band E before it can be let, unless a valid exemption is registered. Government policy on raising that threshold has shifted more than once, so check the current position before committing to works.
